They come and they go. West Palm Beach has been like a revolving door for restaurants in the past decade, and this is one city where you can truly say everything old is new again -- at least when it comes to the buildings they occupy.

In the past several months, several new establishments have opened their doors, with an Irish gastropub in the former Bobbi-Sue-BBQ space off Clematis Street and Oli's Fashion Cuisine in the former Fuku space, while two newcomers bring exciting dishes to Northwood Village and a remote location for a chef-driven brasserie off Belvedere Road

Here they are, the five best new restaurants to open in West Palm Beach since last season.

5. Oli's Fashion Cuisine

Just one year ago, we were heralding the grand opening of Fuku, the pan-Asian concept where you could enjoy everything from sushi and Chinese-inspired fare to pad Thai and Vietnamese noodles. Today, the space at 215 Clematis St. has been overhauled and renovated by Wellington restaurant duo Juan Gando and his chef-partner Dustin Parfitt. Together, they've brought their "fashionable" cuisine to downtown West Palm Beach following the success of their other Wellington establishments: Oli's, the Grille, and the Seahorse. At Oli's downtown West Palm Beach location -- open for lunch and dinner -- you'll find a menu that offers creative, artful plates that are addictive, like our favorite, the tuna tacos, fine-chopped ahi tuna placed in handmade, flash-fried shells served over avocado and rice. Other dishes include buttermilk fried chicken, flatbreads, panini sandwiches, dinner-sized salads, and pasta.

4. J. Flynn's Gastropub

This new Irish gastropub-themed establishment known as J. Flynn's recently opened its doors in the space located between the newly opened Oli's Fashion Cuisine and the soon-to-close Dr. Feelgoods club off Clematis Street. Designed to evoke the dining experience of the famed pubs of Dublin, this new 4,500-square-foot restaurant endeavors to bring a taste of Ireland to South Florida. Co-owners and brother-sister team Elaine and John Flynn, both Ireland natives, enlisted the help of Cleve Mash and consulting chef Frank Eucalitto -- chef-owner of the Palm Beach Gardens restaurant Café Chardonnay -- to create what they term a "modern, gourmet-inspired take" on the Irish pub experience. The menu is what you would expect from an Ireland native, with a good selection of traditional Irish dishes, each given a mini-makeover. Dishes range from starters and salads and sandwiches to a number of small and large plates and desserts. A few examples: sweet corn and crab fritters with honey mustard dipping sauce, a puff pastry wrapped Reuben sandwich, and a nontraditional bangers and mash with chicken sausage roasted with garlic, onions, and Tuscan olive oil over roasted garlic mashed potatoes. Looking for something a bit more authentic? Staples like fish and chips and shepherd's pie can also be found.

3. Deck's Fish Market

A new seafood restaurant has made its way to West Palm Beach -- to CityPlace, to be exact, an area that hasn't had a good seafood restaurant since McCormick & Schmick's (left last year) and Legal Sea Foods (in 2009) closed down. From the KIS Restaurant Group, which includes some of the partners behind fellow CityPlace Pampas Churrascaria, the menu is rife with seafood favorites and includes raw bar items -- even sushi. Deck's signature seafood favorites include New England-style lobster rolls and from-scratch clam chowder and a special lobster "popcorn" appetizer. And because Deck's occupies the former Taverna Opa space on the second level, with its roaming outdoor bars and spacious indoor dining overlooking the lower courtyard and fountains, it's one of the best spots in CityPlace.

2. Kitchen

Kitchen recently opened in October in West Palm Beach, founded by chef-owner Matthew Byrne and his wife, Aliza, who wanted to re-create the kitchen experience of their home. The concept is quite simple: Buy only the highest-quality, freshest ingredients and do as little to them as possible. With a constantly rotating menu and private chef table that hosts up to ten, the kitchen experience offers a new way to dine for Palm Beach foodies. Labeled a contemporary American brasserie, Byrne channels his passion and discipline to create refined yet approachable dishes. For November, highlights included a duck ragout over fettuccine and seared salmon with corn and leek risotto in a lobster and tomato broth. And it's off-the-map location all the way east off Belvedere Road makes for a secluded retreat.

1. The Garage VV

This Northwood restaurant blew onto the dining scene in September, declaring its allegiance with the Little Moir's and Foodshack as a sister establishment. Owner Vivian Bordieri-Moir -- wife to eponymous Jupiter establishment founder Mike Moir -- opened the Garage in late October alongside partners Kimberly Levine and Nina Wasserman. She chose the former China Bistro location, with its large covered outdoor patio and elegant dining space, for the new concept. The menu changes daily, with a focus on small plates that range from soups and appetizers to fresh fish and entrées. The "crusts" of the day are flatbreads with creative pairings like calabaza (pumpkin) and Gruyère cheese, or bacon and cheddar.
